At Flagler Habitat for Humanity, we believe that every family deserves a safe, stable place to call home—a place where children can grow, where dreams can take root, and where hope has room to breathe. If you’ve ever wondered whether a brighter future is possible, we want you to know: it absolutely is.


Applying for a Habitat home isn’t just filling out paperwork, and there's a lot of paperwork! It’s taking a courageous step toward stability, strength, and independence. It’s choosing to believe in yourself, your family, and your future.


While our application period is currently closed, there are meaningful steps you can take right now to prepare—and to strengthen your future application.


All Habitat homeowners are required to complete a First-Time Homebuyer Course and receive credit counseling through:

  • Understand the homebuying process
  • Improve or build your credit
  • Prepare financially for homeownership
  • Be ready to apply when our next application period opens
  • Strengthen your overall financial readiness for the future


Taking these steps now is a powerful way to invest in your future and show your readiness to partner with us.

Basic Eligibility Requirements

Eligibility is based in part on an applicant’s ability to partner with us as a homeowner. Once a homeowner moves in and makes consistent, on‑time mortgage payments, we are able to help more families achieve homeownership. 


Our partner families:

  • Demonstrate a need for housing
  • Have lived in Flagler County for at least one year
  • Are not legally separated (may be single, married, divorced, or widowed)
  • Have sufficient household income to afford and maintain a monthly mortgage payment
  • Have maintained steady income or employment for at least the past six months
  • Can demonstrate a history of meeting financial obligations
  • Have not had a bankruptcy or foreclosure within the past three years
  • Are willing to contribute time by helping build homes—including their own—and volunteering an average of 20 hours per month
  • Communicate effectively with us throughout the application, education, and homebuying process


Becoming a homeowner takes time, diligence, and commitment. Your success is your own, and we will walk alongside you every step of the way. Maintaining your home also requires planning and stewardship, and we will support you in becoming a confident, independent homeowner.

We consider whether your home:

  • Has structural or safety concerns
  • Is overcrowded or does not meet your family’s needs
  • Costs more than you can reasonably afford
  • And whether you currently live in and have lived in Flagler County for at least one year

Families must demonstrate the ability to afford monthly expenses:

  • Showing stable employment or income history
  • Demonstrating a pattern of paying bills and meeting financial obligations
  • Being able to afford monthly payments that include mortgage, taxes, and insurance

Our team will work with you to:

  • Review your budget
  • Understand your financial picture
  • Help determine what is affordable for your household

As a partner family, you agree to:

  • Contribute "sweat equity" hours by helping build your home and others in the community
  • Volunteer regularly (typically about 20 hours per month)
  • Complete required homeownership education
  • Communicate and stay engaged throughout the entire process

Income Requirements

Your household income must fall within the ranges below:


Household Size 1–4

  • 1 person: $36,500 – $58,450
  • 2 people: $41,700 – $66,800
  • 3 people: $46,950 – $75,150
  • 4 people: $52,150 – $83,450

Household Size 5–8

  • 5 people: $56,350 – $90,150
  • 6 people: $60,500 – $96,850
  • 7 people: $64,700 – $103,050
  • 8 people: $68,850 – $110,200

Larger households

  • 9 people: $73,010 – $116,816
  • 10 people: $77,182 – $123,491
  • 11 people: $81,354 – $130,166
  • 12 people: $85,526 – $136,841
